Commercial hard may include variuos property types and be used for the following:
- Commercial real estate funding - including sustainability projects for acquisition, construction financing, or the renovation of an existing building for a new use (i.e. office to residential development)
- Joint venture capabilities and mezzanine financing structure
- Acquisition of vacant or partially vacant building in order to reposition the property within a given market
- Foreclosure bailout loans
- Up to 90% LTV for financing equity & debt
- The re-purchase of debt by an owner at par or at discount
Texas Bridge Loan Parameters:
- Houston and Texas Metro areas in Texas (population over 50,000)
- National: $1 million to $25 million
- Loan to value: up to 70% LTV
- Security: first, blanket mortgages, mezzanine financing, equity participation, and JV
- 1-5 year terms most common, some 25 year fixed.
- Recourse: non-recourse and recourse
- Closing: as fast as necessary and as fast as documentation and 3rdparty work can be performed
